We complete Florida's OIR-B1-1802 form, documenting the roof and opening features that may help you qualify for windstorm insurance discounts.
Certified through InterNACHI, the International Association of Certified Home Inspectors

A wind mitigation inspection in Orlando documents the parts of your home that help it hold up in a hurricane. We record what we find on Florida's official form, the OIR-B1-1802, which insurance companies use to decide whether your home qualifies for windstorm discounts.
Features like roof straps, a hip roof or impact windows can count in your favor. If those features are not on file with your insurer, you may not be getting credit for them. We cannot promise a specific discount, since each insurer sets its own rates, but we make sure the form is complete and accurate.
Many people book this together with a four-point inspection, so both insurance forms are handled in one visit. You get the signed form with supporting photos, usually the next day.
Most reports are delivered the next day. Call or send the form and we will find a time that fits.
Book an InspectionWe note the roof covering type and, when available, the permit date, which helps show whether it meets newer building code standards.
From the attic, we check how the roof sheathing is nailed down, including nail size and spacing.
We look for the clips or straps that tie your roof framing to the walls. Stronger connections generally rate better than nails alone.
Hip roofs, which slope down on all sides, tend to resist wind better than gable roofs and may earn a credit.
We check whether the roof deck seams are sealed, an extra layer that helps keep water out if shingles blow off.
We document shutters, impact windows and doors, and garage doors. The best rating usually requires every window and glass door to be protected.
Each feature is backed by photos, and you get the completed, signed form to send to your insurance agent.

Orlando sits well inland, but hurricanes still reach us. In 2004, Hurricane Charley crossed Central Florida with hurricane-force gusts that downed trees and damaged homes across the area. Hurricane season runs June 1 to November 30, and insurers price that risk into every policy.
Homes built before the Florida Building Code took effect in 2002 often have fewer wind features, though some have clips, straps or shutters that count. Newer homes were built to stronger standards, but your insurer still needs the form on file to give credit. If you reroofed recently, a sealed roof deck or better nailing may now count as well.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
We cannot say for sure. Discounts depend on your home's features and your insurance company. Our job is to document every feature accurately so your insurer has the full picture.
The form can stay valid for up to five years, as long as the home has no material changes and the form has no errors. Your insurer has the final say, so check with your agent.
If you have them, gather roof permits or receipts, plus product approval paperwork for shutters, impact windows or doors. These help us confirm features we cannot fully see.
How the roof deck is nailed and how the roof ties to the walls can only be seen from the attic. Please clear a path to the attic opening before we arrive.
Usually, yes. Built-in features only count once your insurer has the form on file, and newer homes often have several features that qualify.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
