Tuscawilla golf homes, 1970s and 1980s single-story houses and newer Town Center homes: we inspect them carefully and tell you exactly what matters.
Winter Springs started as the settlement of Tuskawilla, became the City of North Orlando in 1959 and took its current name in 1972. The big change came in the 1970s, when a developer began building Tuscawilla and its country club on land east of the original town, and new subdivisions kept coming through the 1980s and 1990s. As a result, a home inspection in Winter Springs, FL is often an inspection of a house that is 30 to 50 years old.
Oak Forest, built mostly from the late 1970s to the early 1990s, and The Highlands, a large community with single-family homes, townhomes and patio homes, are typical examples. Lake Jesup and Central Winds Park sit on the north side of the city, the Cross Seminole Trail runs through it, and the Town Center on State Road 434 adds newer construction. Older homes here often need roof, plumbing and electrical updates, and many owners are asked for a four-point inspection when they shop for insurance. We help you see which updates are done and which are still ahead.
Homes from the 1970s may still have a Federal Pacific or Zinsco panel, and a few have aluminum branch wiring. We identify these so you can plan upgrades and answer your insurer.
Drain lines in the oldest homes may be cast iron, which can rust and crack from the inside. We look for stains, slow drains and corrosion where pipes are visible.
Big trees shade many older streets. We check for branches on the roof, debris in valleys and gutters, and wear from years of shade and moisture.
Many 1970s and 1980s homes have been updated more than once. We look at how newer work ties into the original roof, wiring and plumbing.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!
