Homes on Starke Lake and Lake Olympia, gated Westyn Bay, and 1980s and 1990s subdivisions: thorough inspections and plain-language reports, usually the next day.
Ocoee began on the north side of Starke Lake, where Captain Bluford Sims platted the town in 1886 and helped build a thriving citrus trade. Growth came in waves after Florida's Turnpike opened in 1964, then picked up again when State Road 408 reached the city in 1990 and State Road 429 opened in 2000. Each wave left its own kind of house, which is why a home inspection in Ocoee, FL starts with the year the home was built.
Many Ocoee homes date from the 1980s and 1990s. They are now at the age when roofs, water heaters and AC systems get replaced, and some still carry polybutylene plumbing. Lake Olympia Club wraps around a spring-fed ski lake, so its lakefront lots call for a close look at drainage and moisture. Newer gated communities like Westyn Bay, with Mediterranean-style homes near Lake Apopka, and Wesmere bring tile roofs and stucco walls into the picture. Older homes near downtown and the historic Withers-Maguire House round out the mix. We match the inspection to the house and explain each finding clearly.
Many homes from this era are on their second shingle roof or close to needing one. We check the covering, flashing and attic for leaks and note the details insurers ask about.
If a home was built before the mid-1990s and never repiped, we look for gray plastic supply lines anywhere they are exposed and call out any that look stressed.
Mediterranean-style homes often pair stucco walls with tile roofs. We look for cracks, loose tiles and spots where rain could get behind the finish.
On Starke Lake, Lake Olympia and smaller area lakes, water needs to move away from the foundation. We check the grading outside and look for moisture inside.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
Very likely. Homes that age often need one, and many insurers pair it with a wind mitigation report. We are certified for both, though only your insurer decides what it accepts.
Yes. On lakefront lots we spend extra time on drainage, grading and signs of moisture inside, since water coming off the yard is a common source of trouble.
Central Florida has subterranean, drywood and Formosan termites, so we look for visible damage, mud tubes and droppings. For a formal WDO report or treatment, you may need a licensed pest control company.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
