Hillside homes near the Chain of Lakes, 55+ communities and new builds along U.S. 27, inspected for slope, drainage and roof issues.
Most of Florida is flat. Clermont is not. The city sits on the northern end of the Lake Wales Ridge, where rolling hills rise above a chain of lakes and the 1956 Citrus Tower looks out over old grove country. Those hills make a home inspection in Clermont, FL a little different, because water always runs downhill and a house on a slope has to manage it.
The area grew quickly after 2000. Kings Ridge and Summit Greens are 55+ communities with homes from the late 1990s onward, Legends is built around a golf course, and new subdivisions keep going up along U.S. 27. Near Lake Minneola and Waterfront Park, downtown holds older homes with their own needs, such as aging plumbing and wiring. On every sloped lot, we follow the path rainwater takes, then check the foundation, retaining walls and interior walls for cracks or settling. You get a clear explanation of what we found and what, if anything, needs a specialist.
On a slope, rain can sheet straight toward the house. We check that the ground, gutters and downspouts carry water away, then look inside for stains or damp spots.
Hillside yards often rely on retaining walls to stay level. We note leaning, cracking or blocked drainage on any walls we can see.
Small cracks are normal as homes settle. We document their size and pattern, and if anything raises sinkhole concerns, we tell you who can evaluate it further.
Some of these homes still have their original shingle roof. We check its condition and record the details an insurer will want if it asks for a four-point inspection.
Fresh construction south of town still needs an independent look. We can inspect before closing and again near the end of the builder's first-year warranty.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
We spend more time outside, tracing how water moves across the lot and checking walls, steps and walkways that can shift on a slope. Drainage trouble on hills often shows up as cracks, stains or damp spots.
Yes. Many homes in these 55+ communities are now old enough for roofs, water heaters and AC systems to need attention, and some insurers will ask for a four-point inspection.
No home inspection can confirm or rule out a sinkhole. We note visible cracks, sloping floors and signs of settling, and if they raise concern, we recommend a geotechnical engineer.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
