Golf community homes, lakeside houses and 1990s two-stories in Lake Mary, inspected top to bottom with a clear photo report, usually the next day.
Lake Mary grew from two small settlements along the railroad between Sanford and Orlando and did not become a city until 1973. Most of its homes came later, during the growth of the late 1980s and 1990s, as offices filled International Parkway and neighborhoods spread around Lake Emma, Crystal Lake and the lake that gave the city its name. If you are planning a home inspection in Lake Mary, FL, the house is likely old enough that its original parts are wearing out.
That shows up in a few predictable places. Roofs from that era may already be on their second covering or due for one. Some homes from the late 1980s and early 1990s were plumbed with polybutylene, a gray plastic pipe that insurers often ask about. Two-story plans in golf communities like Timacuan and nearby Heathrow often put air handlers and ducts in hot attics, where a clogged drain line can leak through the ceiling below. We check these spots closely, explain what is normal wear and what needs attention, and send a photo report you can share with your agent.
We look for gray plastic pipe at the water heater, under sinks and in the attic where it is exposed, and point out fittings that show stress or past leaks.
Upstairs units need clear condensate lines and working float switches. A neglected line often shows up first as a stain on the ceiling below.
Many homes here are old enough that insurers ask for a four-point inspection, and often a wind mitigation report too. We are certified to handle both.
Homes beside lakes or retention ponds need the ground to slope away from the slab. We check grading, gutters and walls for signs of past water.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
Yes. Heathrow shares the 32746 ZIP code, and we inspect homes there the same careful way, including larger homes with more than one AC system.
We spend more time on drainage, grading and signs of moisture inside. Ask us about a mold inspection if the home has a musty smell or old water stains.
It is worth checking. Polybutylene went into many Florida homes until the mid-1990s, and plenty have been repiped since. We tell you what we saw and where we saw it.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
