Lake Nona is not its own city. It is a large planned community inside Orlando city limits, southeast of Orlando International Airport, anchored by Medical City, the USTA National Campus and its own town center. Most homes here are new or nearly new, in neighborhoods like Laureate Park, NorthLake Park and VillageWalk. For many buyers, a home inspection in Lake Nona, FL is the first independent look at how well the builder did the job.
There is an older side, too. The Lake Nona Golf & Country Club opened in the mid-1980s, and the estates around it include some of the area's oldest and largest homes. Those houses may need a four-point inspection for insurance and a careful look at roofs, plumbing and multiple AC systems. On the newer streets, we focus on workmanship: attic insulation, roof and window flashing, drainage on freshly graded lots and anything left unfinished. Whichever kind of home you are buying, you get a digital report with photos and plain explanations, usually the next day.
Book us once the builder says the home is complete but before you sign off. You get a written list of items to fix while the builder is still eager to close.
Shortly before your first year ends, we inspect for problems that showed up after move-in, from nail pops and drywall cracks to slow drains, so you can file warranty claims in time.
Thin insulation, crushed or disconnected ducts and bath fans venting into the attic are common on busy job sites. We check what we can safely reach.
Small gaps at roof flashing, windows and stucco joints let in water during heavy afternoon storms. We look closely at these details on new homes.
Homes around the country club are older and larger, with more systems to check. Insurers may want a four-point inspection, and we can handle the wind mitigation report too.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them.
