Lakefront estates on the Butler Chain, older homes on the town's dirt roads and newer Horizon West builds, inspected with care and explained clearly.
The Town of Windermere sits on a narrow strip of land between Lake Butler and Lake Down, part of the Butler Chain of Lakes. Founded in 1887 and incorporated in 1925, it still has a grid of dirt streets downtown, with a mix of older homes and newer custom builds. Gated communities like Isleworth, Keene's Pointe and Lake Butler Sound wrap around the chain with large lakefront estates. A home inspection in Windermere, FL often covers more square footage, more systems and more nearby water than a typical suburban inspection.
Large homes here commonly have two or three AC systems, tile roofs, long plumbing runs, pools with screen enclosures and outdoor kitchens. Lakefront lots slope toward the water, so we pay close attention to drainage, grading and any sign of water getting inside. Some homes with a Windermere mailing address, such as those in Summerport and other Horizon West neighborhoods, are newer builds where builder workmanship matters most. We bring the same care to each one and explain every finding before you make your next move.
We test each system on its own and check that every air handler drains properly. One neglected unit in a big house can leak for months before anyone notices.
Concrete and clay tile can last for decades, but the layer underneath can wear out first. We look for cracked, slipped or missing tiles and visible flashing problems.
When a lot slopes to the water, poor grading can still push rain toward the house. We check the yard, gutters, downspouts and lower walls for signs of past water.
Larger homes have more places for small leaks to hide. As infrared certified inspectors, we can use thermal imaging to help spot damp areas behind walls and ceilings.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
Yes. Bigger homes take longer, with more rooms, roof areas and systems to check. We walk you through the findings so nothing in the report is a mystery.
If the home is around 25 to 30 years old or more, your insurer may ask for one. Many also want a wind mitigation report on form OIR-B1-1802, and we hold that certification as well.
Yes. Builders move fast, and missing insulation, loose flashing and poor drainage are easy to miss on a walk-through. An inspection before closing gives you a clear list for the builder.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
