Victorian-era homes in the historic district, 1970s ranches under tall oaks, and pool homes near Lake Brantley. We inspect them all closely.
Most homes here come from one of two very different eras. The first is the 1880s, when Longwood grew up along the railroad. You can still see it in the historic district, home to the Victorian-style Bradlee-McIntyre House and the Inside-Outside House, an 1873 prefab home moved here in 1973. The second era is the late 1960s and 1970s, when subdivisions like The Woodlands and Sweetwater Oaks filled with ranch homes on big, wooded lots. A home inspection in Longwood, FL usually means telling one of these two stories.
Homes in the historic district are mostly wood frame, and many sit on raised foundations. We look for sagging floors, soft or damaged wood, and wiring that has been patched over the decades.
The 1970s ranches have their own checklist. Some homes from that period have aluminum branch wiring, which can overheat at loose connections. Many have pools and screen enclosures, so mention them when you book and we'll plan the visit. Tall oaks over the roof get our attention too. We look at all of it and tell you what is a real concern and what is normal wear.
Some homes wired from the mid-1960s to the mid-1970s used aluminum for outlet and light circuits. If we spot it, we recommend an electrician review repair options.
Oaks and pines shade the shingles, drop debris, and keep the roof damp. We note worn or algae-stained shingles, clogged gutters, and limbs that could fall in a storm.
Old lumber is dense and strong, but drywood termites and rot still find it. We check visible framing, trim, and window sills for damage and moisture.
Large wooded lots can hold water after summer storms. We look at grading, downspouts, and signs of water near the slab or under raised floors.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
Yes, when it can be entered safely. We look for wood rot, damp soil, sagging beams, and termite signs, and we note any areas we could not reach.
Homes built from the mid-1960s to the mid-1970s are the most likely to have it. We check the panel and visible wiring and tell you if we see aluminum branch circuits. Please leave the panel cover on and let us handle it.
Shade and humidity can keep a house from drying out. If you notice a musty smell or stains, ask about adding a mold inspection to the same visit.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
