Lake homes, mid-century ranches, and fresh rebuilds. We inspect what you're buying, explain why each finding matters, and send a photo report you can use.
Incorporated in 1885, this is one of the older towns in the Orlando area. It is also a city of lakes. Homes line Lake Maitland, Lake Sybelia, and Lake Lily, often under big oaks and close to the water. That setting is a big part of the appeal, and it shapes what we look for during a home inspection in Maitland, FL.
Much of the housing dates to the 1950s and 1960s. Dommerich Estates, for example, filled in with ranch homes in the late 1950s. Some of those houses have been renovated with care. Others got a quick cosmetic flip, and some have been torn down for larger homes. Near Lake Lily and the 1937 Maitland Art Center, older cottages sit close to newer townhomes and apartments.
So on every visit we ask: what is original, and what was changed? Sixty-year-old plumbing tells one story. A fast flip with new floors and fresh paint tells another. We sort it out, show you photos, and explain which items need attention now and which can wait.
Homes from this era often still have galvanized supply lines or cast iron drains. Both corrode from the inside, so we check water flow, look for rust stains, and note slow drains.
Fresh paint and new floors can cover old problems. We look past the finishes at the electrical panel, the water heater, the roof, and signs of past leaks.
Homes near the water deal with high humidity and a high water table. We check grading and gutters, and scan walls with thermal imaging for hidden moisture that can lead to mold.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
We inspect the house and how the yard drains toward the lake. Docks, seawalls, and boathouses fall outside a standard home inspection, so have a marine contractor look at them if they matter to you.
There's no pass or fail on our end. We record the condition of the roof, electrical, plumbing, and HVAC on the form, and each insurer decides what it will accept.
We look for visible signs of subterranean, drywood, and Formosan termites, such as mud tubes, droppings, and damaged wood. A licensed pest control company may be needed for a formal WDO report on Florida form FDACS-13645 or for treatment.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
