New builds off the Wekiva Parkway, older homes near downtown, and everything between. We inspect carefully and walk you through the results.
Apopka still calls itself the Indoor Foliage Capital of the World, but greenhouses now share the map with subdivisions. The city has grown fast since the 1990s, and new homes keep rising along the Wekiva Parkway and up toward Kelly Park. If you're scheduling a home inspection in Apopka, FL, you're likely looking at one of three things: a new build, a home from the 1990s or 2000s, or an older house near downtown.
Each one needs a different focus. New homes can have rushed finish work, thin spots in attic insulation, or AC drain lines that don't drain right. Homes from the 1990s are now old enough that insurers may ask for a four-point inspection, and their roofs, water heaters, and AC units may be near the end of their life. Older homes near Main Street and the 441 corridor may still have galvanized pipes, cast iron drains, or dated electrical panels.
Some homes on the rural edges of town, out toward Wekiwa Springs and Lake Apopka, rely on a private well and a septic system. We note those systems and tell you when a licensed specialist should test them.
Builders are busy, and small items get missed. We look for loose roof flashing, insulation gaps, reversed hot and cold lines, and grading that slopes toward the house.
These homes have reached the age when roofs, AC systems, and water heaters wear out. We describe their visible condition so you can budget for replacements.
We note a private well or septic system when we see one, along with warning signs like soggy ground. Water testing and tank inspection take a licensed specialist.
Houses near the historic core may have original plumbing and wiring. We look for galvanized pipe, cast iron drains, and panel brands with known problems.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
Yes. A builder warranty helps only when you know what to report. An inspection before closing gives you a written list, with photos, to hand the builder.
We note signs of trouble, like soggy ground or odors near the drain field. Pumping and inspecting the tank takes a licensed septic contractor, and well water testing needs a lab.
Quite possibly. Many insurers start asking once a home reaches roughly 25 to 30 years old. Check with your agent, and ask whether they also want a wind mitigation report on form OIR-B1-1802.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
