Buying a condo, townhome, or house near Cranes Roost or Lake Orienta? We inspect it closely and tell you plainly what needs attention.
Altamonte Springs began in the 1880s as a winter resort, when a group of Boston businessmen bought land around Lake Orienta and Lake Adelaide and opened a grand hotel. That hotel burned in 1953. The city you see today grew mostly in the 1970s and 1980s, when apartments, condos, townhomes, and block houses spread out from State Road 436. So a home inspection in Altamonte Springs, FL often means checking systems that are more than 35 years old.
Uptown Altamonte and Cranes Roost Park now sit at the center of town. Around them, many buyers are choosing between a condo or villa and a single-family home in areas like Spring Valley or Weathersfield. With a condo, you own the inside, and the association usually handles the roof and outside walls.
That changes our focus. In a condo, we look hard at what you will own and pay to fix: the AC, water heater, plumbing, electrical, windows, and stains from a leak upstairs. In a house, we inspect the whole property, from the roof and attic to the foundation and garage. Either way, you get a clear report with photos and plain explanations.
We inspect the unit's interior, AC, water heater, and visible plumbing and electrical. The roof and structure usually belong to the association, so we note what we can see from inside and around the unit.
Federal Pacific and Zinsco panels still turn up in homes from the 1970s. We identify the panel brand and flag ones with a poor safety record.
Many condos and townhomes tuck the water heater into a closet or above a ceiling. We check its age, drain pan, and relief valve line, since a leak can damage the unit below.
Some townhomes share an attic space or have a fire wall between units. We check what we can safely reach and note where access was blocked.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
Yes. We inspect the visible and accessible parts of your unit, plus the AC and water heater that serve it. Shared areas like the roof and hallways usually fall to the association, but we note problems we can see.
It may be polybutylene, which was used into the mid-1990s and is known to fail. We note it when it's visible, and many insurers ask about it.
Yes. Ask for the roof age, recent repair records, and any planned special assessments. Those papers fill in what a unit inspection cannot see.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
