Older homes near East Lake Toho, Harmony's planned streets and brand new builds off Narcoossee Road: we inspect them all and explain the results clearly.
St. Cloud began in 1909 as a retirement colony for Union Civil War veterans, and the downtown grid still names its streets after states. Near Lakefront Park and East Lake Tohopekaliga, you will find modest mid-century homes, many of them added onto over the years. To the east, Harmony and the subdivisions off Narcoossee Road are much newer, and builders are still at work. A home inspection in St. Cloud, FL has to handle both kinds of house well.
For older homes, we focus on the roof, wiring, plumbing and the joints where additions meet the original structure, since that is where leaks and settling tend to show up. For new homes, we look for the small misses that happen when whole neighborhoods go up at once: thin attic insulation, loose roof flashing, poor drainage and unfinished trim. Either way, we walk you through the results in plain language and send a digital report with photos, usually the next day. If an older home needs a four-point inspection for insurance, we can take care of that as well.
Older homes near downtown often have rooms added later. We check roof tie-ins, uneven floors and wiring that does not match the rest of the house.
Mid-century block homes are sturdy, but water still finds its way in. We look at stucco cracks, window seals and the line where the roof meets the walls.
On a new build, we inspect before closing and again before the builder's one-year warranty ends, so defects get fixed while the warranty still applies.
Homes near East Lake Toho deal with damp air and heavy summer rain. We check windows, ceilings and attics for moisture and can set up a mold inspection if needed.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!
