From century-old bungalows in the historic district to gated subdivisions on the west side, we inspect Sanford homes and explain every finding in plain words.
Sanford grew up on the south shore of Lake Monroe as a steamboat port and farm town, once famous for its celery. That history still shapes the housing. South of downtown's First Street, the city's residential historic district holds hundreds of buildings from the late 1800s through the 1940s, from Queen Anne houses to bungalows and Mission-style homes. A home inspection in Sanford, FL often means crawl spaces, old wood framing and a century of updates stacked on top of each other.
Not every house is that old. Georgetown and Goldsboro, two of the city's oldest neighborhoods, mix early homes with ones built much later. West of downtown, the golf course homes at Mayfair, the Hidden Lake subdivisions and gated Lake Forest are newer and raise different questions, like roof age, water heater age and whether the AC can keep up with a Florida summer. We adjust our focus to the house in front of us and send a digital report with photos, usually the next day.
Many older bungalows sit above crawl spaces. We check the piers, floor joists and moisture under the house, where termites and wood rot tend to start.
A remodeled kitchen can still drain into cast iron or run on galvanized supply lines. We note what we can see so you know what may need replacing soon.
Some historic homes still have their original chimneys and fireplaces. As certified chimney inspectors, we look at the visible masonry, flue and cap.
Insurers commonly ask for a four-point inspection on homes this age. We report on the roof, electrical, plumbing and HVAC in the format they expect.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
The core inspection is the same, but we spend extra time on crawl spaces, framing, older plumbing and past renovations. We also flag repairs that look rushed or unprofessional.
Probably. Many insurers want one on homes roughly 25 to 30 years or older, and some also ask for a wind mitigation report. We are certified for both, but the insurer makes the final call.
Yes. We look for and document visible signs of wood-destroying organisms, including mud tubes, droppings and damaged wood. A licensed pest control company may be needed for a formal WDO report or treatment.
