Most homes here were built from the 1980s to the 2000s. We help you see which roofs, AC units, and pipes are nearing replacement.
Oviedo was a farm town for most of its history. Celery grown near Lake Jesup earned it the nickname Celery City, and the historic downtown still has buildings from the late 1800s and early 1900s. Then the suburbs arrived. The population took off in the 1980s and 1990s, and neighborhoods like Alafaya Woods, Twin Rivers, and Kingsbridge filled in. That timeline shapes nearly every home inspection in Oviedo, FL.
Homes built in the 1980s and 1990s are now past the age when many insurers want a four-point inspection. Some still have polybutylene supply pipe, which was used until the mid-1990s. Many also have older roofs, AC units, and water heaters that are close to replacement. We tell you which items look healthy and which you should budget for soon.
Newer townhomes around Center Lake Park get the same careful look, and so do the older wood-frame houses near downtown. If the home has a pool, mention it when you book so we can plan the visit.
This gray plastic supply pipe was common through the mid-1990s and has a history of failing. We note any we can see at the water heater, under sinks, and in the attic.
Shingle roofs from the 1990s and 2000s are often near the end of their life. We note curling or missing shingles and check the attic for signs of past leaks.
Central Florida AC units run most of the year. We check the system's age, how well it cools, the condensate drain, and the visible ducts in the attic.
Homes used as student rentals can show heavy wear. We look closely at doors, fixtures, smoke alarms, and signs of leaks no one reported.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!
