Block ranch homes, lake houses, and 1980s subdivisions. We inspect the major systems and explain the results so you can decide with confidence.
This city began as fern country. In the late 1920s, Hibbard Casselberry started a fern business and bought land around the Triplet Chain of Lakes, and the town incorporated in 1940. After World War II the ferneries faded and houses took their place, with the biggest wave in the 1960s and 1970s. That's why a home inspection in Casselberry, FL so often involves a concrete block ranch home on a good-size lot.
Block walls last, but the systems inside them age. Homes from this era can have galvanized supply pipes, cast iron drains, older electrical panels, and in some cases aluminum branch wiring. Many owners also added a Florida room or closed in a carport, often under a low-slope roof that needs a careful look.
Water is the other theme. Dozens of lakes and ponds dot the city, from Lake Howell and Lake Kathryn to Lake Concord, where Lake Concord Park sits. Lakeside homes get extra attention for drainage, humidity, and conditions where mold can grow. Newer pockets, like Secret Lake Shores from the 1980s, are now reaching the age when roofs and AC systems need replacing.
Florida rooms and closed-in carports often have a flatter roof than the main house. Water can pond and leak at the seam, so we check the surface, the flashing, and the ceiling below.
Galvanized pipe rusts from the inside and cuts water pressure, and old cast iron drains crack with age. We note both and suggest a plumber's camera when drains run slow.
Homes from the 1960s and 1970s may have aluminum branch wiring or a Federal Pacific panel. We flag both, since they can be fire risks and insurers often ask about them.
Houses on Lake Howell or the Triplet Chain can stay damp longer. We look for moisture stains, poor attic ventilation, and conditions where mold can grow.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Concrete block walls stand up well to wind, but the roof, windows, and doors matter just as much. Many insurers also ask for a wind mitigation report on form OIR-B1-1802, which records features like roof straps and shutters.
Terrazzo is a hard floor made of stone chips set in cement, common in mid-century Florida homes and often hidden under carpet. It's very durable, but cracks running through it can point to settling, so we note any we see.
Yes. Subterranean termites can travel through small cracks to reach wood framing, trim, and roof trusses. We look for visible signs and suggest a licensed pest control company for a formal WDO report or treatment.
