Ranch homes and lakefront houses in this small city just south of downtown Orlando, inspected closely and explained in plain words.
Edgewood is easy to miss on a map. It's a small, mostly residential city along South Orange Avenue, incorporated in 1924 and ringed by lakes. Most homes here carry an Orlando mailing address, even though the city has its own government and police department. If you're booking a home inspection in Edgewood, FL, you're most likely buying a single-family house, and there's a good chance it has a view of the water.
The city touches Lake Jessamine, Lake Gatlin, Lake Mary Jess, Lake Jennie Jewel, and the edge of Lake Conway. Most houses were built between the 1950s and the 1980s. Picture concrete block ranch homes, split floor plans, carports closed in as extra rooms, and Florida rooms added in later years. Many still have some original plumbing and electrical.
Our office is in east Orlando, so this is familiar ground for us, and we can often fit in a visit on short notice when your inspection window is tight. You'll get a photo report, usually by the next day, with each finding explained in plain words.
Nearly every house here is old enough that insurers may ask for a four-point inspection. We check the roof, electrical, plumbing, and HVAC and fill out the form your insurer needs.
Cast iron drain lines from the 1950s and 1960s can crack and corrode from the inside. We watch for slow drains, rust stains, and sewer odors, and suggest a camera scope when needed.
Many ranch homes gained space over the years. We check these rooms for roof slope, wiring, and cooling, and for leaks where they join the original house.
Homes on the lakes sit close to the water table. We check how the lot drains, scan for moisture with thermal imaging, and note signs of past water intrusion.
Every inspection includes a digital report with photos, usually delivered the next day.

We cannot say enough good things about Dennis and Karla. They came out for us last minute when we urgently needed an inspection and were incredibly responsive, professional, and kind during a very stressful situation.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
No. It's a separate city in Orange County with its own government, though most homes use an Orlando mailing address. That makes no difference to how we inspect.
Common findings include aging cast iron drains, older electrical panels, worn roofs, and AC units near the end of their life. We sort them by urgency so you know what to handle first.
Often quickly. Call (407) 721-5329 and we'll find the soonest open slot, which is sometimes the next morning.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
