Buying a vacation rental off the 192 corridor, a new build, or an older home near Lake Toho? We inspect it and explain what we find.
Kissimmee has a few very different housing markets, and each one needs a different eye during a home inspection in Kissimmee, FL. Along the US 192 corridor and in resort communities like Windsor Hills and Storey Lake, many homes are short-term vacation rentals. New subdivisions keep going up across Osceola County. Near downtown and the Lake Toho lakefront, older wood-frame and block homes date back to the city's cattle-town days.
Vacation homes take more wear than most houses. Guests run the AC hard, use the pool and spa every day, and rarely mention a slow drip. Many of these homes also have garages turned into game rooms and extra bathrooms added for big groups. We check that those changes look sound and that the systems work.
Newer homes need a careful look too. Fast building can leave gaps in attic insulation, loose roof flashing, or grading that sends water toward the slab. Older homes near downtown raise other questions about plumbing, wiring, and termites. Whatever you're buying, we explain each finding and why it matters to you.
Converted garages are common in vacation homes. We check the wiring, how the room is cooled, and how the old garage door opening was framed in.
Beds, dressers, and stored linens can block outlets, walls, and attic hatches. We work around them and list any areas we could not reach.
Two-story homes here are often block on the first floor and wood frame above, all covered in stucco. We look for stucco cracks, gaps in window flashing, and attic issues.
Homes built for big groups often have several bathrooms that see heavy use. We check for loose toilets, slow drains, and water stains under sinks and around showers.
These houses can have galvanized pipes, older electrical panels, and termite damage in wood framing. We document what's visible and suggest a licensed pest control company for a formal WDO report.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

Have a question we did not cover? Call us and talk to an inspector.
We need the home empty, so block off the day with your property manager. A vacant house lets us run the plumbing fixtures, test appliances, and get into closets and the attic without disturbing anyone.
It's the same full inspection, with extra time on wear items like AC units, water heaters, and plumbing fixtures. We also point out added rooms and garage conversions so you know what changed from the original plan.
Yes. New homes can still have loose flashing, missing insulation, or small plumbing leaks. Schedule us before your builder walkthrough so those items make the punch list.
If it's roughly 25 to 30 years old or more, many insurers will ask for one. We inspect the roof, electrical, plumbing, and HVAC and complete the four-point form for your insurer.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
