From 1920s cottages on brick streets to new builds near the lakes, we inspect each home carefully and explain every finding in plain words.
Brick streets, live oaks, and stucco homes from the 1920s and 1930s give the blocks around Park Avenue and Rollins College their look. In other parts of town you'll find 1950s and 1960s ranch homes, and many old lots now hold big new houses built after a teardown. A home inspection in Winter Park, FL has to read all of these eras, sometimes under one roof.
Age hides in places buyers rarely look. We check for galvanized supply pipes, cast iron drains, older electrical panels, and wiring that was extended during past remodels. We study how additions tie into the original roof and walls, since that seam is a common leak point. Homes on Lake Virginia, Lake Osceola, and Lake Maitland get a close look for moisture and drainage.
New construction gets the same full inspection, because new does not always mean done right. Dennis walks you through the findings, explains the why behind each one, and takes time with your questions. Your photo report usually arrives the next day.
Mature oaks are part of the charm, but their roots can crack old clay and cast iron drain lines. If we see slow drains or signs of backup, we suggest a sewer camera scope by a plumber.
Stucco on 1920s and 1930s houses can crack and let water in behind it. We look for cracks, stains, and soft spots, and use thermal imaging to check for hidden moisture.
Many historic homes have been updated several times over the decades. We look for mixed wiring, mismatched pipe materials, and roof valleys where an addition meets the original house.
A new house on an old lot still deserves a full check. We look at grading, attic insulation, roof flashing, and finish work before your builder walkthrough.
Every inspection includes a digital report with photos, usually delivered the next day.

Dennis was thorough, knowledgeable, and took the time to clearly explain what he was seeing and why it mattered. Karla was equally helpful and supportive, and together they made the entire process feel calm and organized despite the urgency of the circumstances.
Their inspection was detailed, honest, and timely, and it gave us the clarity we needed to make important decisions. We are extremely grateful they were willing to step in on short notice and would not hesitate to recommend them to anyone needing a reliable and trustworthy inspector.
Thank you both again for your help — it truly meant a lot to us.
Dennis and Karla inspected the home so thoroughly that they made me feel safe and sure about the results. They walked me through every observation and they explained the ‘why’ behind their observations. I asked many questions and got detailed answers along with insights from their lengthy years of experience. They were patient letting me write down my own notes and the reports they provided the next day were in all detail. I am very satisfied with the inspection and their overall service. I recommend them and I would hire them again.

Dennis and Karla were both wonderful company during our home inspection. Both were prepared, professional, and very knowledgeable. They even gave us tips for how we could save money on small cosmetic repairs in the home. They were very thorough and made sure that everything in the house was safe and up to code before we proceeded with purchasing the home and notified us of non-severe issues that may arise in the future and how to fix them. We were treated like family and we will be doing business with them both in the future. We highly recommend their services!

We are based at 2157 Pimlico St in east Orlando and inspect homes across Central Florida, including these nearby cities.
Have a question we did not cover? Call us and talk to an inspector.
The city's well-known 1981 sinkhole, which later became Lake Rose, makes many buyers ask. We note visible cracks in walls, floors, and driveways, plus doors that stick, but a home inspection cannot confirm sinkhole activity. If we see warning signs, we suggest a geotechnical engineer.
Probably. Many insurers ask for one on homes roughly 25 to 30 years or older, and most historic and mid-century houses in town are well past that. We report on the roof, electrical, plumbing, and HVAC, and your insurer decides what it accepts.
Yes. Our inspection is visual and non-invasive, so we don't cut into plaster or pull up floors. Thermal imaging helps us spot hidden moisture without opening walls.
Tell us about the property and your timeline. We will call to confirm a time and answer any questions.
